About Octavus's Furnished Offices
Rent for a furnished office in Berlin Mitte
A furnished office at Octavus Office costs between €1,199 and €3,499 net per month; or starting at €380 per workstation per month.
The price is based on the area and the number of workstations and is an all-inclusive price.
The offices in the Mosse-Palais range in size from 13 to 45 square meters. Individual rooms can be connected via connecting doors or movable partitions, allowing the space to adapt as the team grows. Each workstation is equipped with a desk, an ergonomic chair, and a rolling file cabinet; additional cabinets are available upon request.
What is included in the rent?
Our office rental includes a comprehensive all-round service package. This includes the complete office furnishings, ancillary costs such as electricity, heating, water and cleaning as well as the use of public areas and the reception service for you and your visitors. You also benefit from a registered business address at Leipziger Platz 15.
Temporary Office Space: What Are the Terms and Conditions?
Office lease terms are flexible and tailored to the individual needs of our customers. A security deposit equal to three months’ net rent is required.
While some customers use the offices only for a limited time, many of our customers have been with Octavus and their furnished offices for years.
Meeting Rooms and Conference Rooms for Tenants
Renters can book conference rooms by the hour or by the day. There are rooms for two to four people, as well as large conference rooms that accommodate up to 42 people. The rooms are located in the same building, and reservations can be made on short notice through the front desk.

The Octavus Business Center is located in the Mosse-Palais on Leipziger Platz in Berlin-Mitte. It is just a few minutes’ walk from the Brandenburg Gate and the government district. The Potsdamer Platz U-Bahn and S-Bahn stations are a three-minute walk away, and the main train station is a ten-minute walk away.
Octavus Office vs. Coworking
The offices at Octavus Office are private offices located in a serviced office center on Leipziger Platz; they are not a coworking space.
A coworking space rents out workspaces in shared areas, either as flexible hot desks or as dedicated desks.
A serviced office or business center rents out private, lockable offices with their own door, key, and company nameplate, with similarly flexible lease terms. For confidential meetings or focused work, that’s the key difference.
